HOW IT WORKS
The Blue Phoenix Property Development Fund has been formed to acquire, develop, reposition, hold, and exit income-producing real estate assets based on criteria that includes a positive cash flow at purchase, good location, and purchase price being less than replacement cost. Class A/ Core Assets
Core assets present the least amount of risk in a fund. They are high quality, well-maintained, low-vacancy assets in desirable areas.
Core assets will be part of our fund to provide a stable and predictable cash flow stream.Class B/Core-Plus/
Value-Add Assets
Core plus and value-add assets come with medium risk and medium returns. These assets may be underperforming but have upside potential that can be achieved through several repositioning strategies. These strategies may include property renovation, tenant realignment, or operational improvements, among others, all with the goal of increasing net operating income.

Class C/ Opportunistic Assets
Opportunistic assets carry the highest risk and the highest potential returns. These opportunities are often ground-up developments or redevelopment of properties to a higher and better use.

Carlos co-founded Blue Phoenix Property Development, LLC along with Miguel Gonzalez in 2019 as the Vice-President and Portfolio Manager. Carlos has over 6 years of experience running and overseeing his own real estate multi-family properties under the company Carlos Acquisitions and Asset Management, LLC. During his tenure as an owner and CEO of his company, he has analyzed, acquired, repositioned, refinanced and sold multi-family properties in Phoenix, AZ and El Paso, TX. In addition, he has read many real estate books about multi-family as well as listened to countless real estate podcasts. Carlos has been a guest multifamily real estate speaker to one real estate meet-up in Phoenix AZ.
He enjoys reading financial articles and current events which impact the local economy with the purpose of targeting the best performing multi-family properties. Carlos is also a member of a real estate multi-family group in Phoenix, AZ in which he continues to advance his knowledge of multi-family from other syndicators, lenders, property managers, brokers, and investors. Mr. Carlos received his BS in Finance and Financial Analysis from the University of Texas at El Paso. Carlos currently lives in Phoenix, AZ managing his multi-family portfolio.LinkedIn
